Irvine was developed in the 1960s by the Irvine Company and formally incorporated in 1971.  It is situated on 66 square miles, with Tustin to the north, Santa Ana to the northwest, Lake Forest to the east, Laguna Hills to the southeast, Costa Mesa to the west and Newport Beach to the southwest.  Most of the city lies in a broad flat valley, although there are some hills, plateaus and canyons to the north and south. Irvine is easily accessed by several major highways and freeways including I-5, I-405, SR 73, SR 133, SR 241, and SR 261.  Irvine has designed and constructed their street systems with the latest in signal timing and layout making them capable of handling a higher volume of traffic than the other cities in Orange County.
